Effective Date: July 1, 2025
By accessing or using 845 Park’s facilities and services, you agree to the following terms:
1. Membership and Access
- Your access is limited to the services and areas included in your plan.
- You are responsible for any guests or visitors under your membership, and planned guest or client entrance to the property must be communicated to property manager in writing prior to bringing others onto property.
- Tenant shall neither sublet or assign the premises, nor allow any other person or business to use or occupy the premises without the prior written consent of the Landlord, which consent may not be unreasonably withheld.
- Tenant shall not make any alterations, additions, or improvements to the premises without the prior written consent of the building Manager.
2. Conduct
- Illegal activities, harassment, and disruptive behavior are prohibited. Tenant shall neither permit nor engage in any activity which will affect an increase in the rate of insurance for the Building in which the premises are contained, nor shall the Tenant permit or commit any nuisance thereon.
- Respect shared spaces and clean up after use.
- Noise levels must be reasonable in all common areas.
- Tenant shall not permit or commit waste to the premises.
3. Internet and Technology Use
- Wi-Fi is provided for general use; misuse or high-bandwidth activity may be restricted.
- We are not responsible for connectivity interruptions or data loss.
4. Security
- Video surveillance may be in use in common areas.
- You may not share keys, keycards, or access codes.
5. Liability Waiver
By using our space, you acknowledge and agree:
- You are responsible for your own belongings and safety.
- We are not liable for injury, loss, damage, theft, or interruption of services, unless caused by gross negligence.
- You waive any claims against 845 Park Ave, its staff, or affiliates for injuries, damages, or losses occurring on the premises.
- We are not liable to the Tenant for any damage caused by fire, lightning, wind, or water. In the case of fire in the within described property, sufficient to cause the termination of the business of the Tenant, the rental agreement shall become null and void as of the last day of the month during which fire occurs.
6. Termination
- You may cancel your membership with 10 business days’ notice.
- We reserve the right to suspend or terminate access for violation of these terms.
- It is expressly agreed by the Tenant that in the event they remove from said premises or abandon said premises or fails to operate in said premises without paying rent, as provided herein for a period of fifteen (15) days, and in the event any of Tenant’s property is on the premises, Landlord may, without notice to the Tenant, store same or dispose of same to apply on any unpaid rent.
- If the Tenant does not pay rent and the Landlord has to take Legal action, the Tenant is legally liable for all legal fees and expenses incurred by the owner for collection.
7. Animals
- No animals are permitted in the building at any time, excluding service animals for which their owners have documentation submitted to building manager showing the necessity for such an animal.
8. Changes to These Terms
We may update these policies as needed. Your continued use of our space indicates acceptance of any changes.
